If I am buying or selling a stucco home, should I hire an independent stucco inspector?

Yes. Hiring a third party stucco inspector will provide you with in depth details of moisture content of the system, damage, and  missing components and/or details during initial installation. Never hire a repair contractor that performs inspections and repair services. There is a conflict of interest in that scenario and ethical issues may become a problem.

How far should I keep foliage from my stucco home?

The general rule is about two feet. You never want anything making physical contact with the cladding. Plants and shrubs also maintain an envelope of humidity. If these shrubs are in close proximity, you run the risk of premature deterioration of the system.

Why are sealants so important in regards to stucco?

Manufacturers’ specifications dictate that wherever stucco or EIFS systems meet a dissimilar material it should be sealed with a high quality sealant that meets or exceeds ASTM C-920 for stucco. This includes the perimeter of doors windows, and utility penetrations. If you notice cracking of the sealant around your home, it’s time to have them redone with the correct materials. The only exception to this rule is sealing the frieze board. Sealing the frieze board eliminates the moisture's only escape from the system.

What is a Kickout or Water Diverter Flashing?

Quite simply a kickout flashing is the end and turning point of your roof’s step flashing. When flashing is installed prior to the stucco application, it is located beneath your shingles and behind the stucco. Without a kickout flashing, any water traveling down the step flashing continues to move both behind the stucco and under the shingle. Obviously you do not any water entering your home. Peachtree Stucco specifically uses Raintek kickouts as they are a very durable, seamless unit that are recommended by both inspectors and manufacturers.

My painting contractor offered to repair our stucco. Is this a good practice?

This is a constant dilemma homeowners face. While some companies offer a myriad of services, it’s always best to choose companies that specialize in one service. Would you hire a plumbing company to do your electrical work? Quite simply hire a stucco or plastering company to do your stucco repairs prior to painting.

Is there any way to stop birds from making holes in my home?

Unfortunately, there is no quick and easy fix for this. To reduce the chance of having birds nesting in your home, remove all the bird feeders and bird baths from your property. Some companies will suggest artificial owls or holographic ribbons as an answer. The problem with these are that the birds will become acclimated to the artificial owl’s position. You have to constantly move them. That’s a tall order if the damage is happening on your chimney. The ribbons only seem to offer a small area of protection. If you were to put one in the middle of each side of your chimney, they’ll start damaging the corners.

Do you guarantee color matches on repairs?

No, we do not. While we have colors matched by our distributors from a sample taken directly from your project, we cannot guarantee a ‘perfect match’ for several reasons: fading due to exposure to the elements, dirt or clay stains, non-painted acrylic finishes (with aggregate exposed). We do however get it close enough where your typical passerby will not notice. We suggest that if a repair requiring a color match is done in a highly visible area, to run panels instead of simply making a repair. By running a panel (from one existing stopping point to another) we are able to conceal the the repair.
